I am not the OOP. The OOP is u/ayhme posting in r/Renters Ongoing as per OOP 1 update - Medium Original - 16th March 2026 Update - 6th May 2026 ​ Landlord died and he has no Will or Realtives. What should I do? ​ My landlord passed away over the weekend. He did not have a Will and I'm not aware that he has any close relatives. There is a reverse mortgage on the home I was told about last week. I believe the probate process will take a while in the home is likely going to escheat to the state? A neighbor believes a distant cousin may try and claim the house. I already reached out to a real estate attorney to get some advice about the situation. I believe the bank will take the home first if there was a reverse mortgage? This whole thing was coming for awhile since he was sick but I'm trying to figure out what I should do. Any advice or tips? UPDATE - The lease is month-to-month currently. Been here a few years. UPDATE 2 - Spoke with a real estate lawyer today. With a Reverse Mortgage the bank will take ownership. The process generally is slow. She would be surprised if I heard anything for months. I would get right of first refusal to purchase the home. Her recommendation was to save the rent money. I'm unsure how much it will be but likely at least $20k - $30k. It was an expensive setup at the time installed and it is in the Land Records he used equity in the home to finance it. There was also someone that stopped by to give the neighbor documents about the Reverse Mortgage? Supposedly he owed $80k on the home. I don't know if this is true or not yet. For some reason she gave it the friend the letter without letting me know. Problematic Neighbor There is a neighbor that used to help landlord go to medical appointments. She has a key to the 1st floor unit and has been entering the unit. First she was helping clear out food out of the fridges. Helpful imho. Now she is taking his stuff and donating it. I told her I did not want her doing that. She is old and senile though. Unsure if I need to get a lawyer involved or something? She also keeps saying it isn't her business then does stuff like giving the Reverse Mortgage letter to the friend. He's hired a lawyer to investigate whether he can claim the home. Units The first floor unit is rough. I was actually quite surprised how my 2nd floor unit is in much better shape. The difference is shocking tbh. There is an odd smell in the kitchen, which I assume is mold in the walls, cabinets are outdated, all the floor needs to be redone. Many other things. My friend stopped by to look at at the 1st floor unit. He has done home renovations and does real estate. He estimated minimum $50k. "Once you start taking apart these old homes you don't know what problems you are going to find." The basement could also be converted to another apartment unit potentially. Last project he did set him back $120,000. The home cost $65k and is now worth $350k. Utilities I pay for Internet now but I have not paid utilities. I tried to get the utility to open up an account and it was a big issue. I have no idea why. The solar panels create a credit back to the utility so I assume that's why they haven't been shutoff yet. That is everything I can think of. If you have thoughts or advice, please feel free to let me know. Other questions I'd be happy to try to answer. UPDATE - The lease states I can use the Washer and Dryer in the basement and have access to the home to do so. The only way to get to that is going through the 1st floor unit. ​ Comments ​ Pineapple_Towel You don't own this house either. You should have contingency plans for needing to get out, even with little notice. Keep your things organized and important papers in a bag you can easily grab. Anything precious too. Not a good time to buy expensive new furniture. Continue to save your rent. I would keep that set aside for at least 18 months after the estate is resolved. So get a good interest rate. But you could definitely make it so entry to the 1st floor is not allowed, which could negativelyinpact you in many ways. Change the lock. You don't want damage, looting or squatting. You might want to nail the windows shut and secure all the exterior doors with bracing and you put in. Close the drapes or put up sheets. If there is power set up a light on a timer. I would also start playing it a lot closer to the vest. Don't let people know so much about the house status. People will take advantage or become accusatory. The person wanting the first floor is looking to set up a squatter. You dont need that. As to the "friends" stop talking to them. Tell them you're busy. Tell neighbors you're busy. OOP: You are right and I started to understand that the more people stopped to ask. I just say I am keeping the home in shape and not to worry. I don't know anything about the home situation. 1 neighbor accused me of "Squatting". I informed her I have had a lease here for years and the surrounding neighbors will confirm I have lived in the home. ikannunAneeuQ Keep saving and looking to move. My landlord of 10 years died, his giant home was broken up into different size rental units, I rented the attic apartment with my husband and 2 kids. His daughter took over when he died, then about 9 months later she said she was selling it (after she said she wasn't and none of us needed to worry) and kicked us all out. So be ready to need to cut and run. eatitfatman Definitely change the locks and keep that neighbor out. Enjoy living rent-free for as long as you can! If you're in the US, it literally could be forever if it never goes to probate and you pay the taxes. It would be smart to put up some no trespassing signs to keep folks from being overly familiar. OOP: Good tips. I will probably do that this week. The clerk at the courthouse said sometimes it takes years for someone to open up an estate for someone like this. Living in an Edmonton apartment with no heat
Updated version I honestly don’t know what else to do at this point, so I’m posting here for advice, visibility, or honestly just to document what’s been happening. Since the day we moved into this apartment, it’s been one problem after another. When we moved in, there was no fridge and no stove for almost two weeks, even though we were told they would be installed before move-in. When the stove finally arrived, it didn’t fit, and I had to cut part of my own countertop just to make it usable. The fridge is too big for the space built for it, so it’s been sitting in the middle of the kitchen ever since. It technically works where it is, but to put it ā€œproperlyā€ in the slot would require removing a cupboard — something I obviously shouldn’t have to do in a rental. Not long after that, we had no toilet for three days because of a leak in the unit below us. During that repair, the plumber dumped his shop vac into our bathroom sink, permanently staining it with black sludge. I’ve tried Comet, bleach, scouring pads — nothing removes it. The building doesn’t support fibre optic internet, yet I’m paying more than I would for high-speed, while getting significantly slower service. The washer and dryer have never worked properly. The washer has no water running to it at all, and the dryer shuts itself off after about three minutes. In October, we were without power for an entire week due to a breaker malfunction. Then there was a full month with no hot water because of a gas leak. The furnace deserves its own paragraph. It’s ancient — easily from the early 1900s. We’ve been without heat multiple times. In November, they claimed it was fixed, but instead it overheated the building so badly that the fire alarm went off continuously for a full week. I was forced to sign paperwork stating I was ā€œon fire watchā€ because it took that long for the landlord to send someone. On top of that, there’s been a tenant on the lower floor who smashed windows and door handles, making exits unsafe. In December, there was another gas leak coming from the furnace. The smell was present for over a month. I texted and called the landlord repeatedly and was ignored. When someone finally came, they panicked, saying the building could have exploded. Now we’re here: We have had NO HEAT for two weeks. The landlord gave us space heaters, but: • That’s a temporary solution, not a fix • Tenants pay electricity, so we’re paying out of pocket just to avoid freezing • Even with heaters and the stove running, I can still see my breath inside my unit The furnace part needed is no longer manufactured (hasn’t been since the 1970s), so the furnace is completely shut off. The repair/replacement would cost around $10,000, and the landlord has openly stated he doesn’t want to front the cost. I am on AISH, have no savings, and cannot afford to move. I’ve contacted Alberta Red Cross, Global News, CBC, and others. No one has stepped in. Meanwhile, temperatures are dropping, and I am genuinely afraid of hypothermia or frostbite — all while still being expected to pay full rent. I feel completely trapped, unsafe, and ignored. If anyone has advice, knows who actually enforces housing standards in Alberta, or has dealt with something similar, I’m open to any help. At this point, I just don’t want to freeze. Update on the landlord situation and ongoing negligence As many of you know, the past while has been incredibly difficult. I’m grateful that temperatures have warmed slightly and that we haven’t faced the worst of the cold recently. First and foremost, thank you to everyone who shared information, ideas, and possible solutions. I followed through by filing a report with AHS, and they have conducted multiple investigations over the past several weeks. In response, the landlord installed baseboard heaters in only two of the apartments. These heaters are extremely small—approximately three feet long—and at maximum output they barely heat an estimated 150 square feet. They are largely ineffective as a solution. The work itself was completed by what the landlord referred to as a ā€œRed Seal electrician.ā€ The result was extensive drywall damage, exposed screws, and metal cabling visibly running along walls, around door frames, and into the wall. The installation looks careless and unfinished, more like a temporary patch than professional electrical work—certainly not something that reflects a $4,000 job. Additionally, the building is scheduled to be closed as of February 20, 2026, as the Bissell Centre will be relocating all occupants. The landlord has been formally notified of this but has not responded to anyone regarding the closure or the current conditions. I have been advised not to pay rent for February, so at this point I am waiting to see whether the landlord attempts to issue an eviction notice. As for filing a complaint with the RTDRS, we are required to serve him with paperwork and a subpoena for a court date. Unfortunately, he has made himself unreachable, and it appears unlikely we will even be able to serve the documents. Hopefully, the court will recognize his lack of response and cooperation as fault on his part and rule accordingly. The time I simulated two electrical plugs having sex for a customer
Ok this story goes way back to the 1990's. I was working for an equipment rental store helping weekend warriors do home improvement projects. We rented heavy construction gear like backhoes, excavators dump trucks and so on. But we also rented to homeowners with stuff like rototillers, lawn mowers, pressure washers, chain saws, electrical tools, hand tools and so on. Basically we rented a lot of stuff. One of our jobs was instructing customers how to use a tool. We would get many questions, mainly from homeowners if they had never used the piece that they are renting. Case in point, chainsaws. I hated renting chainsaws to first time users. So onto the story, a young couple walks in and was inquiring about renting a hard wood floor sander and edger. This type of project was very popular at the time, they were a good ROI. The instructions continued with me demonstrating how to set up and use. We had a small corner in the building with a test demo floor that customers could get the feel on how it works. I also explained that the unit came with a 50' heavy duty extension cord and not to use any other extension cord because of the larger than normal power draw. We were all talking about the extension cord and the woman just asked why electrical cords use the terms male/female. Now this is where I'm not sure if I will be able to retell this story clearly. I tried to explain how one has protrusions (male) and the other was smooth flat with holes (female). This description didn't click in her head, she still didn't understand. So I did what I thought would be the best way to show her. I proceeded to flick the male plug with my finger and rubbed the female plug flat surface then I proceeded to plug and unplug repeatedly. I wasn't simulating the sound of sex but I was making eye contact with her. It was about the 4th or 5th time of the simulation that she finally was saying "oh, (long pause)...OOOhhhhh!" Eyes wide open now. Luckily after that, she just started laughing. She jokingly yells at her partner saying "you never explained it like this!" I know I used "traumatized" flair. Estate I checked the Register of Wills. Nobody has opened up an estate on the dead landlord. The clerk said I should enjoy this time. It can take 1-year for something like this to settle. Some estates he said take years. Friend The landlord had a friend that loaned him money. This guy is very keen to claim he has rights to the home apparently. My lawyer said since the owner deeded it back to himself, the friend does not. Liens There will be a lien on the home for the solar panels and system. I'm unsure how much it will be but likely at least $20k - $30k. It was an expensive setup at the time installed and it is in the Land Records he used equity in the home to finance it. There was also someone that stopped by to give the neighbor documents about the Reverse Mortgage? Supposedly he owed $80k on the home. I don't know if this is true or not yet. For some reason she gave it the friend the letter without letting me know. Problematic Neighbor There is a neighbor that used to help landlord go to medical appointments. She has a key to the 1st floor unit and has been entering the unit. First she was helping clear out food out of the fridges. Helpful imho. Now she is taking his stuff and donating it. I told her I did not want her doing that. She is old and senile though. Unsure if I need to get a lawyer involved or something? She also keeps saying it isn't her business then does stuff like giving the Reverse Mortgage letter to the friend. He's hired a lawyer to investigate whether he can claim the home. Units The first floor unit is rough. I was actually quite surprised how my 2nd floor unit is in much better shape. The difference is shocking tbh. There is an odd smell in the kitchen, which I assume is mold in the walls, cabinets are outdated, all the floor needs to be redone. Many other things. My friend stopped by to look at at the 1st floor unit. He has done home renovations and does real estate. He estimated minimum $50k. "Once you start taking apart these old homes you don't know what problems you are going to find." The basement could also be converted to another apartment unit potentially. Last project he did set him back $120,000. The home cost $65k and is now worth $350k. Utilities I pay for Internet now but I have not paid utilities. I tried to get the utility to open up an account and it was a big issue. I have no idea why. The solar panels create a credit back to the utility so I assume that's why they haven't been shutoff yet. That is everything I can think of. If you have thoughts or advice, please feel free to let me know. Other questions I'd be happy to try to answer. UPDATE - The lease states I can use the Washer and Dryer in the basement and have access to the home to do so. The only way to get to that is going through the 1st floor unit. ​ Comments ​ Pineapple_Towel You don't own this house either. You should have contingency plans for needing to get out, even with little notice. Keep your things organized and important papers in a bag you can easily grab. Anything precious too. Not a good time to buy expensive new furniture. Continue to save your rent. I would keep that set aside for at least 18 months after the estate is resolved. So get a good interest rate. But you could definitely make it so entry to the 1st floor is not allowed, which could negativelyinpact you in many ways. Change the lock. You don't want damage, looting or squatting. You might want to nail the windows shut and secure all the exterior doors with bracing and you put in. Close the drapes or put up sheets. If there is power set up a light on a timer. I would also start playing it a lot closer to the vest. Don't let people know so much about the house status. People will take advantage or become accusatory. The person wanting the first floor is looking to set up a squatter. You dont need that. As to the "friends" stop talking to them. Tell them you're busy. Tell neighbors you're busy. OOP: You are right and I started to understand that the more people stopped to ask. I just say I am keeping the home in shape and not to worry. I don't know anything about the home situation. 1 neighbor accused me of "Squatting". My landlord of 10 years died, his giant home was broken up into different size rental units, I rented the attic apartment with my husband and 2 kids. His daughter took over when he died, then about 9 months later she said she was selling it (after she said she wasn't and none of us needed to worry) and kicked us all out. So be ready to need to cut and run. eatitfatman Definitely change the locks and keep that neighbor out. Enjoy living rent-free for as long as you can! If you're in the US, it literally could be forever if it never goes to probate and you pay the taxes. It would be smart to put up some no trespassing signs to keep folks from being overly familiar. Living in an Edmonton apartment with no heat
Updated version I honestly don’t know what else to do at this point, so I’m posting here for advice, visibility, or honestly just to document what’s been happening. Since the day we moved into this apartment, it’s been one problem after another. When we moved in, there was no fridge and no stove for almost two weeks, even though we were told they would be installed before move-in. When the stove finally arrived, it didn’t fit, and I had to cut part of my own countertop just to make it usable. The fridge is too big for the space built for it, so it’s been sitting in the middle of the kitchen ever since. It technically works where it is, but to put it ā€œproperlyā€ in the slot would require removing a cupboard — something I obviously shouldn’t have to do in a rental. Not long after that, we had no toilet for three days because of a leak in the unit below us. During that repair, the plumber dumped his shop vac into our bathroom sink, permanently staining it with black sludge. I’ve tried Comet, bleach, scouring pads — nothing removes it. The building doesn’t support fibre optic internet, yet I’m paying more than I would for high-speed, while getting significantly slower service. The washer and dryer have never worked properly. The washer has no water running to it at all, and the dryer shuts itself off after about three minutes. In October, we were without power for an entire week due to a breaker malfunction. Then there was a full month with no hot water because of a gas leak. The furnace deserves its own paragraph. It’s ancient — easily from the early 1900s. We’ve been without heat multiple times. In November, they claimed it was fixed, but instead it overheated the building so badly that the fire alarm went off continuously for a full week. I was forced to sign paperwork stating I was ā€œon fire watchā€ because it took that long for the landlord to send someone. On top of that, there’s been a tenant on the lower floor who smashed windows and door handles, making exits unsafe. In December, there was another gas leak coming from the furnace. The smell was present for over a month. I texted and called the landlord repeatedly and was ignored. When someone finally came, they panicked, saying the building could have exploded. Now we’re here: We have had NO HEAT for two weeks. The landlord gave us space heaters, but: • That’s a temporary solution, not a fix • Tenants pay electricity, so we’re paying out of pocket just to avoid freezing • Even with heaters and the stove running, I can still see my breath inside my unit The furnace part needed is no longer manufactured (hasn’t been since the 1970s), so the furnace is completely shut off. The repair/replacement would cost around $10,000, and the landlord has openly stated he doesn’t want to front the cost. I am on AISH, have no savings, and cannot afford to move. I’ve contacted Alberta Red Cross, Global News, CBC, and others. No one has stepped in. Meanwhile, temperatures are dropping, and I am genuinely afraid of hypothermia or frostbite — all while still being expected to pay full rent. I feel completely trapped, unsafe, and ignored. If anyone has advice, knows who actually enforces housing standards in Alberta, or has dealt with something similar, I’m open to any help. At this point, I just don’t want to freeze. Update on the landlord situation and ongoing negligence As many of you know, the past while has been incredibly difficult. I’m grateful that temperatures have warmed slightly and that we haven’t faced the worst of the cold recently. First and foremost, thank you to everyone who shared information, ideas, and possible solutions. I followed through by filing a report with AHS, and they have conducted multiple investigations over the past several weeks. In response, the landlord installed baseboard heaters in only two of the apartments. These heaters are extremely small—approximately three feet long—and at maximum output they barely heat an estimated 150 square feet. They are largely ineffective as a solution. The work itself was completed by what the landlord referred to as a ā€œRed Seal electrician.ā€ The result was extensive drywall damage, exposed screws, and metal cabling visibly running along walls, around door frames, and into the wall. The installation looks careless and unfinished, more like a temporary patch than professional electrical work—certainly not something that reflects a $4,000 job. Additionally, the building is scheduled to be closed as of February 20, 2026, as the Bissell Centre will be relocating all occupants. The landlord has been formally notified of this but has not responded to anyone regarding the closure or the current conditions. I have been advised not to pay rent for February, so at this point I am waiting to see whether the landlord attempts to issue an eviction notice. As for filing a complaint with the RTDRS, we are required to serve him with paperwork and a subpoena for a court date. Unfortunately, he has made himself unreachable, and it appears unlikely we will even be able to serve the documents. Hopefully, the court will recognize his lack of response and cooperation as fault on his part and rule accordingly. The time I simulated two electrical plugs having sex for a customer
Ok this story goes way back to the 1990's. I was working for an equipment rental store helping weekend warriors do home improvement projects. We rented heavy construction gear like backhoes, excavators dump trucks and so on. But we also rented to homeowners with stuff like rototillers, lawn mowers, pressure washers, chain saws, electrical tools, hand tools and so on. Basically we rented a lot of stuff. One of our jobs was instructing customers how to use a tool. We would get many questions, mainly from homeowners if they had never used the piece that they are renting. Case in point, chainsaws. I hated renting chainsaws to first time users. So onto the story, a young couple walks in and was inquiring about renting a hard wood floor sander and edger. This type of project was very popular at the time, they were a good ROI. The instructions continued with me demonstrating how to set up and use. We had a small corner in the building with a test demo floor that customers could get the feel on how it works. I also explained that the unit came with a 50' heavy duty extension cord and not to use any other extension cord because of the larger than normal power draw. We were all talking about the extension cord and the woman just asked why electrical cords use the terms male/female. Now this is where I'm not sure if I will be able to retell this story clearly. I tried to explain how one has protrusions (male) and the other was smooth flat with holes (female). This description didn't click in her head, she still didn't understand. So I did what I thought would be the best way to show her. I proceeded to flick the male plug with my finger and rubbed the female plug flat surface then I proceeded to plug and unplug repeatedly. I wasn't simulating the sound of sex but I was making eye contact with her. It was about the 4th or 5th time of the simulation that she finally was saying "oh, (long pause)...OOOhhhhh!" Eyes wide open now. Luckily after that, she just started laughing. She jokingly yells at her partner saying "you never explained it like this!" I know I used "traumatized" flair. Not sure if this fits this subreddit, so sorry if it doesn't, I just seriously need to vent. Some back story: I (31F) grew up pretty poor. I don't remember it well, but at one point my parents and I were only able to afford to eat beans and rice. My parents have since been able to pull out of poverty and while they aren't rich they are comfortable, and I have used a lot of what I experienced as a kid as motivation to be super careful with my money. I got a job in high school, worked odd jobs on the side, saved up every penny, rode my bike everywhere instead of driving and paying for gas, and by the time I moved out of my parent's place I had a little over $17k in my savings. I don't have that much tucked away anymore, but I have investments and emergency funds and take my family's finances incredibly seriously as I never want my children to experience what I did as a kid. Mine and my husband's financial choices afforded us the opportunity to purchase a home in the beginning of 2015, which we bought 50/50 with his mother. He paid his half up-front, I made a large down payment, and his mother covered the rest with an escrow agreement that I would pay off what she had purchased. I have since completely paid my half and the house is fully owned by myself and my husband. It's a 4 bedroom, 1 and a 1/2 bath, 2 story home with a finished basement, attached 2-car garage, on a double lot. We got the house for an absolute steal at only $118k (for sale by owners). Since purchasing we have installed a fence, updated the oven, washer and dryer, water heater, furnace, and paid for materials to have all the interior rooms repainted. The only updates it needs are purely cosmetic, as the exterior paint is an ugly brown-pink color (which we have started repainting and need to finish), the hardwood floors have some distortion due to it being a 100+ yr old house and us having dogs when we lived there, and the bathroom could use an update but structurally speaking doesn't need one. Needless to say, on a scale of 1 - 5 with 1 being "tear down the house and start over" and 5 being "it's ready to put on the market to sell for $300k today" the house is sitting at a 3.5 - 4. Back story complete, let's get into what has become my biggest headache for the past 4 years. I have a friend, let's call her Carly (F27) who had incredibly similar experiences to me growing up, but struggles with finances and has never seemed to get the hang of keeping any sort of savings over $50 at a time. I'm not sure if it's a lack of self-control, or that she's simply too focused in the moment when she gets paid and doesn't think to look in the long-term, but she consistently makes her lack of funds everyone else's problem. I don't blame her for having issues with money, as learning to create a budget isn't exactly taught in school and it took me years to learn to find a healthy balance, and the freedom of being able to buy whatever you want with no restrictions is super tempting, but at some point you have to learn to take responsibility. During the course of our friendship, I have helped her build countless budgets based off of my own (I made roughly the same amount of money as her), but each time they "failed" for whatever reason. We tried different ways to try to trick her brain into realizing that money sitting in her account wasn't to be touched as everything needed to be used for bills, etc, and each time she would wind up still using every penny. It finally came to the point where I refused to help her with her budget anymore, because she never listens to my advice, and when I pointed out the easiest and fastest method to get her spending under control was to get a payee she said she "didn't need to be treated like a child who receives an allowance". Fair enough. I washed my hands of that topic. Carly moved out of her mom's house a little over six years ago and into a mutual friend's place, let's call her Tia (F27). As far as I have been told by Tia, Carly paid little to nothing in rent, even though they both worked at the same company and made close to the same salary. Carly's living space was an absolute disaster. She moved into the basement and it was lucky if there was even a walkway to get to the washer and dryer. She constantly asked me to come over to "help" her clean and organize her space, and because I'm a people pleaser I would always agree. Each time we would make significant progress, but then by the next weekend when I would come over to help again it was as if a tornado had gone through her space in the course of the week. I have no idea how she was able to fit so much stuff into that tiny space. She would never clean up on her own or make any sort of effort to put anything away and would always wait for me to come over, and if anyone were to come down to watch us it was always me cleaning or organizing while she sat back and dictated where everything went. Getting her to donate or throw anything away was like pulling teeth as somehow even the smallest scrap of paper had some sort of sentimental value. After a little over a year of them living together, Tia couldn't handle it anymore and asked Carly to find some other living situation. She wasn't going to throw her onto the street, but she literally couldn't live with Carly any longer (there are a lot of other things that built up that caused this, but I won't go into that here). It just so happened that my husband and I had purchased a second home around this same time. What we had owed on the first was paid off, my husband had come into an inheritance, and we were able to look for our forever home that better fit our wants and needs. The best part for us is that the new house was literally a 5 minute drive from the old house. We had yet to decide whether we wanted to sell or rent our first house when Carly approached us with the offer of renting it from us. She and two other friends were looking to move in together, and with the house being as big as it was, there was plenty of space for all of them to have their own room and privacy. Since we hadn't yet decided if we wanted to sell, and there were three renters already lined up, we decided to use it as a means of passive income to invest in our future and then down the road we would revisit whether or not we wanted to sell it or keep it as a rental. The red flag that I didn't initially pick up on was that Carly was already referring to the house as "her house" to her two potential roommates even before moving in or signing a lease, so by the time it came to them all moving in, Carly had driven the other two girls to back out. The way I had written the original lease agreement was that the rent was flexible depending on how many tenants there were, so for the three of them they would have only been paying $750 total per month, and if only one person was renting it would be $400 per month. In this area you can expect to rent a bedroom for $400, so this was a crazy good deal as we really didn't need the money and it was mainly to pay for insurance, power/heat, and property taxes. In the four years that Carly has lived in that house, rent has gone up 4 times. Once to $500 a month because the power bill went up and we needed to adjust for that, the second time to $550 a month due to the same reason, the third time to $750 after she got a new job, and last year in October (more on that later). Also in the four years she has lived here, 2 separate opportunities for roommates have backed out. Each time because she was setting the rules and referring to the property as "her house" despite having zero claim to it and the fact that each person would have their own lease agreement. When she first moved in she was working a minimum wage paying job and she was my friend, hence the low monthly rent, but a year and a half ago got a new job at a local university (30 minute drive away) that pays very well and has great benefits, but somehow she manages to blow through her entire paycheck on I don't even know what. Also during the course of these past 4 years she wound up owing me $750 in back rent as she repeatedly was unable to pay me the full monthly amount due to repeated miscalculations in her budget and overspending on garbage, which she then stuffed into mine and my husband's property. My husband and I realized after a couple years of being landlords that we aren't cut out for it; we have too much on our own plates and had no time for upkeep, and Carly wasn't holding up her end of the rental agreement that she had signed. We talked about it and settled on the decision to sell, but we of course didn't want to throw Carly onto the street and informed her of our plan. She proposed to buy it from us and started going through the route of getting a loan. During this process she realized that the house wasn't what she wanted; she wanted land and the house itself was far too big for her. She told us that and we understood, and I even helped drive her to meet with realtors so she could check out other options to buy houses elsewhere, but each one fell through as she discovered that she wasn't going to get a "new homeowners" discount or bargain with any loans that she looked at and all of the loans required at minimum of a 10% down payment, which she of course didn't have. This is where the entitlement starts. Carly wasn't going to be able to buy a home, at least not the home she wanted, and settled on buy our house. We had briefly talked at the very beginning of her tenancy that we may consider a rent-to-own situation, but no agreement had been made. No sale price had been decided, no appraisals or property inspections completed, nothing had been signed. It was simply a comment that we had made in passing and then chatted about later, again in passing. She took it as gospel truth and said that if she bought the house that she expected the 2.5 years of rent she had paid us to be comped off the total sale of the house. I reminded her that we never signed anything about a rent-to-own and informed her that wasn't how this was going to work. Her next tactic was to try to suggest that we "quitclaim deed" the property to her, again without her paying us anything additional to the 2.5 years worth of rent she had already paid us. How this works is that whoever owns the property grants the title/deed to whoever they're giving it to, and it's generally a lot faster and cheaper than going through the process of buying a house, BUT there is still generally something paid for the property when the title is transferred. At this point she'd only paid about $10k in rent, more than half of which went to paying for utilities that we covered instead of having her pay them and property taxes, and she was making it sound as if she wasn't going to give us anything beyond that. I again told her that this would not be a viable option. The house was in great condition, and even with the exterior paint and repairs to the floors and bathroom was worth at least what we had paid for it: $118k. She tried to spin it that she was doing us a favor by taking it off our hands, as I had expressed to her that we were tired of being landlords and it was more effort than we had time for. Her last attempt at buying the house on her own was to offer me $1. That's right. A single dollar. I will admit, I don't know if this was a failed joke attempt on her part, but it certainly fell flat and I was so mad I was shaking, though I laughed it off. Side note: During the time she has lived in the house, my husband and I have some stuff stored in the garage, as Carly parked on the street due to convenience, and she suggested on multiple occasions that she start charging us rent for storing things in our own house when none of it was in her way whatsoever and we had already made it clear that if she purchased the house that we would remove all of our property. At the end of 2022, Carly started dating Reggie (28M). They were long distance and would take turns visiting each other, and Carly made the comment to Reggie that we were looking to sell the house, and we threw out a couple numbers, the very lowest being $100K, but said that we of course would have to have an appraisal and look at market value, etc. He offered to buy it from us and said that he would start the process in March/April of 2023. I was relieved, my husband was relieved, Carly was relieved, everything was looking great. Some information about Reggie at the time: He is a retired marine. He gets a monthly check from the government for close to $2000 on top of his well paying job. I'm guessing based on what Carly told me, but at the time he made his offer he was probably making between $4500-$5000 a month. When March/April came around, Carly and Reggie informed us that he would not be able to afford paying both his rent where he lived and a monthly mortgage payment and wouldn't be able to start the purchase process then, but would start the purchase process in October instead when he planned to move in with Carly. Before Reggie moved in an ex-friend offered to rent a room in the house from Carly and pay her despite sub-letting being clearly stated in the lease agreement as prohibited. Carly so "generously" offered to pay us some of the amount that she was paid. The agreement fell through and the friend did not stay in the room. I'm not exactly sure why he chose to do things the way he did, but Reggie didn't start the purchase process at all until after he had moved and quit his job, meaning the only source of income he had to show to a mortgage company was the monthly stipend from the government, which even with a veteran's loan doesn't work as proof of income. When he moved in, rent increased to $1000 a month, which is still under value for the size of the home, and a brand new rental agreement was written and signed stating that if they had not started the buying process to purchase the house from us by mid-April of 2024 that we would not be renewing the lease nor would we work with them on month-to-month rental options, as myself and my husband are completely and totally over this mess. We also stated in the rental agreement that we were not going to list the house for sale as a sign of good faith to allow Reggie and Carly first choice on the house to buy it. Here's a rapid fire list of things that have happened since October. Reggie paid the $750 that Carly owed to me in back rent. Carly and Reggie informed us at some point either late November or early December that they would not be buying the house as the repairs required amounted to more than $50k. I don't know where they got this number, as I have budgeted on multiple occasions to redo the flooring and it would be less than $15k to redo the entire house, nor would repainting cost more than a few thousand, or the bathroom remodel, as they intended to do the work themselves. (We repaired the major damage in the bathroom recently for less than $500). They could not acquire rental housing due to having three cats and will indeed be staying in the house. We informed them we are not renewing the lease and reiterated our reasoning. I made the mistake of telling Carly what we owed on our mortgage and they turned around and offered us $50k to buy the house from us, less than 1/3 the market value of the house if we sold it "as is". We politely declined and then promptly when home and screamed into pillows. They have repeatedly told Tia that they are "desperate" for money to the point of debating setting up a Go-Fund-Me, all the while Carly has gotten 2 brand new tattoos in the past year, and has an international trip she has paid for in full that she is going on at the end of March and Reggie has still not acquired even a part-time job. We emergency installed a water heater that Reggie paid for that I will have fully paid back by the end of March. Carly quit her job and now the only income they will have after the end of this week is Reggie's military stipend. Carly nonchalantly stated that we would "have to renegotiate rent" for this month and next month. There will be no negotiations. She made a bad decision and will have to live with the consequences of her actions. The most recent thing she did was text me two days ago asking if she could pay me in food for this month's rent. Knowing her, the amount she will pay will amount to only a couple meals and maybe $75 in groceries instead of the roughly $500 that they will owe (I owe Reggie roughly $500 left to pay off the last bit of the water heater). I jokingly answered that the electricity and insurance companies don't accept food as payment, so neither can I. She then offered to pay me what it would cost to pay these expenses and then the rest she would pay in food. I have not responded. It's been a day and a half. We wait until May 1st when Carly and Reggie are supposed to be out of the house. If they're not out, deliver a "intent to sell" notice. That gives them 90 days to vacate the property AFTER the lease is up. Not ideal. We deliver the "intent to sell" now. That means they have until mid-June to gtfo. Still not ideal, but better. If they're still in the house past the 90 days, we file "unlawful detainer" and the cops forcibly kick them out. We can't evict because we don't have the grounds. Even with ALL OF THIS. The courts just about everywhere are against landlords and in favor of tenants. That the minute their rent is late, we then have grounds for eviction. That gives them 14 days to pay or gtfo. But if they pay the eviction process ends. So still not ideal. They can't get squatters rights because they haven't been here long enough. Is there an adapter for this? Washer and dryer in a rental property
We just moved into a rental home and they left a washer and dryer (which are disgusting). They plug it into a normal outlet with a water pump (I’ve read that the washer and dryer should have their own dedicated outlets). The old washer has a power cord that is 13A and 125V (in the photo as well but difficult to read). I brought my own washer and dryer that have a power cords that are 30A and 125V/250V. Landlord hid that my apt pays for the washer and dryer for the entire complex
Found out from another neighbor that the washer and dryer that all the tenants use (my apartment and two other apartments) is attached to my electric and gas. When I asked to be reimbursed, he gave this unhinged response. My friend offered to buy my house for $1
UPDATED Sorry in advance for the long post. Not sure if this fits this subreddit, so sorry if it doesn't, I just seriously need to vent. Some back story: I (31F) grew up pretty poor. I don't remember it well, but at one point my parents and I were only able to afford to eat beans and rice. My parents have since been able to pull out of poverty and while they aren't rich they are comfortable, and I have used a lot of what I experienced as a kid as motivation to be super careful with my money. I got a job in high school, worked odd jobs on the side, saved up every penny, rode my bike everywhere instead of driving and paying for gas, and by the time I moved out of my parent's place I had a little over $17k in my savings. I don't have that much tucked away anymore, but I have investments and emergency funds and take my family's finances incredibly seriously as I never want my children to experience what I did as a kid. Mine and my husband's financial choices afforded us the opportunity to purchase a home in the beginning of 2015, which we bought 50/50 with his mother. He paid his half up-front, I made a large down payment, and his mother covered the rest with an escrow agreement that I would pay off what she had purchased. I have since completely paid my half and the house is fully owned by myself and my husband. It's a 4 bedroom, 1 and a 1/2 bath, 2 story home with a finished basement, attached 2-car garage, on a double lot. We got the house for an absolute steal at only $118k (for sale by owners). Since purchasing we have installed a fence, updated the oven, washer and dryer, water heater, furnace, and paid for materials to have all the interior rooms repainted. The only updates it needs are purely cosmetic, as the exterior paint is an ugly brown-pink color (which we have started repainting and need to finish), the hardwood floors have some distortion due to it being a 100+ yr old house and us having dogs when we lived there, and the bathroom could use an update but structurally speaking doesn't need one. Needless to say, on a scale of 1 - 5 with 1 being "tear down the house and start over" and 5 being "it's ready to put on the market to sell for $300k today" the house is sitting at a 3.5 - 4. Back story complete, let's get into what has become my biggest headache for the past 4 years. I have a friend, let's call her Carly (F27) who had incredibly similar experiences to me growing up, but struggles with finances and has never seemed to get the hang of keeping any sort of savings over $50 at a time. I'm not sure if it's a lack of self-control, or that she's simply too focused in the moment when she gets paid and doesn't think to look in the long-term, but she consistently makes her lack of funds everyone else's problem. I don't blame her for having issues with money, as learning to create a budget isn't exactly taught in school and it took me years to learn to find a healthy balance, and the freedom of being able to buy whatever you want with no restrictions is super tempting, but at some point you have to learn to take responsibility. During the course of our friendship, I have helped her build countless budgets based off of my own (I made roughly the same amount of money as her), but each time they "failed" for whatever reason. We tried different ways to try to trick her brain into realizing that money sitting in her account wasn't to be touched as everything needed to be used for bills, etc, and each time she would wind up still using every penny. It finally came to the point where I refused to help her with her budget anymore, because she never listens to my advice, and when I pointed out the easiest and fastest method to get her spending under control was to get a payee she said she "didn't need to be treated like a child who receives an allowance". Fair enough. I washed my hands of that topic. Carly moved out of her mom's house a little over six years ago and into a mutual friend's place, let's call her Tia (F27). As far as I have been told by Tia, Carly paid little to nothing in rent, even though they both worked at the same company and made close to the same salary. Carly's living space was an absolute disaster. She moved into the basement and it was lucky if there was even a walkway to get to the washer and dryer. She constantly asked me to come over to "help" her clean and organize her space, and because I'm a people pleaser I would always agree. Each time we would make significant progress, but then by the next weekend when I would come over to help again it was as if a tornado had gone through her space in the course of the week. I have no idea how she was able to fit so much stuff into that tiny space. She would never clean up on her own or make any sort of effort to put anything away and would always wait for me to come over, and if anyone were to come down to watch us it was always me cleaning or organizing while she sat back and dictated where everything went. Getting her to donate or throw anything away was like pulling teeth as somehow even the smallest scrap of paper had some sort of sentimental value. After a little over a year of them living together, Tia couldn't handle it anymore and asked Carly to find some other living situation. She wasn't going to throw her onto the street, but she literally couldn't live with Carly any longer (there are a lot of other things that built up that caused this, but I won't go into that here). It just so happened that my husband and I had purchased a second home around this same time. What we had owed on the first was paid off, my husband had come into an inheritance, and we were able to look for our forever home that better fit our wants and needs. The best part for us is that the new house was literally a 5 minute drive from the old house. We had yet to decide whether we wanted to sell or rent our first house when Carly approached us with the offer of renting it from us. She and two other friends were looking to move in together, and with the house being as big as it was, there was plenty of space for all of them to have their own room and privacy. Since we hadn't yet decided if we wanted to sell, and there were three renters already lined up, we decided to use it as a means of passive income to invest in our future and then down the road we would revisit whether or not we wanted to sell it or keep it as a rental. The red flag that I didn't initially pick up on was that Carly was already referring to the house as "her house" to her two potential roommates even before moving in or signing a lease, so by the time it came to them all moving in, Carly had driven the other two girls to back out. The way I had written the original lease agreement was that the rent was flexible depending on how many tenants there were, so for the three of them they would have only been paying $750 total per month, and if only one person was renting it would be $400 per month. In this area you can expect to rent a bedroom for $400, so this was a crazy good deal as we really didn't need the money and it was mainly to pay for insurance, power/heat, and property taxes. In the four years that Carly has lived in that house, rent has gone up 4 times. Once to $500 a month because the power bill went up and we needed to adjust for that, the second time to $550 a month due to the same reason, the third time to $750 after she got a new job, and last year in October (more on that later). Also in the four years she has lived here, 2 separate opportunities for roommates have backed out. Each time because she was setting the rules and referring to the property as "her house" despite having zero claim to it and the fact that each person would have their own lease agreement. When she first moved in she was working a minimum wage paying job and she was my friend, hence the low monthly rent, but a year and a half ago got a new job at a local university (30 minute drive away) that pays very well and has great benefits, but somehow she manages to blow through her entire paycheck on I don't even know what. Also during the course of these past 4 years she wound up owing me $750 in back rent as she repeatedly was unable to pay me the full monthly amount due to repeated miscalculations in her budget and overspending on garbage, which she then stuffed into mine and my husband's property. This is where the entitlement starts. Carly wasn't going to be able to buy a home, at least not the home she wanted, and settled on buy our house. We had briefly talked at the very beginning of her tenancy that we may consider a rent-to-own situation, but no agreement had been made. No sale price had been decided, no appraisals or property inspections completed, nothing had been signed. It was simply a comment that we had made in passing and then chatted about later, again in passing. She took it as gospel truth and said that if she bought the house that she expected the 2.5 years of rent she had paid us to be comped off the total sale of the house. I reminded her that we never signed anything about a rent-to-own and informed her that wasn't how this was going to work. Her next tactic was to try to suggest that we "quitclaim deed" the property to her, again without her paying us anything additional to the 2.5 years worth of rent she had already paid us. How this works is that whoever owns the property grants the title/deed to whoever they're giving it to, and it's generally a lot faster and cheaper than going through the process of buying a house, BUT there is still generally something paid for the property when the title is transferred. At this point she'd only paid about $10k in rent, more than half of which went to paying for utilities that we covered instead of having her pay them and property taxes, and she was making it sound as if she wasn't going to give us anything beyond that. I again told her that this would not be a viable option. The house was in great condition, and even with the exterior paint and repairs to the floors and bathroom was worth at least what we had paid for it: $118k. She tried to spin it that she was doing us a favor by taking it off our hands, as I had expressed to her that we were tired of being landlords and it was more effort than we had time for. Her last attempt at buying the house on her own was to offer me $1. That's right. A single dollar. I will admit, I don't know if this was a failed joke attempt on her part, but it certainly fell flat and I was so mad I was shaking, though I laughed it off. Side note: During the time she has lived in the house, my husband and I have some stuff stored in the garage, as Carly parked on the street due to convenience, and she suggested on multiple occasions that she start charging us rent for storing things in our own house when none of it was in her way whatsoever and we had already made it clear that if she purchased the house that we would remove all of our property. At the end of 2022, Carly started dating Reggie (28M). They were long distance and would take turns visiting each other, and Carly made the comment to Reggie that we were looking to sell the house, and we threw out a couple numbers, the very lowest being $100K, but said that we of course would have to have an appraisal and look at market value, etc. He offered to buy it from us and said that he would start the process in March/April of 2023. I was relieved, my husband was relieved, Carly was relieved, everything was looking great. Some information about Reggie at the time: He is a retired marine. He gets a monthly check from the government for close to $2000 on top of his well paying job. I'm guessing based on what Carly told me, but at the time he made his offer he was probably making between $4500-$5000 a month. When March/April came around, Carly and Reggie informed us that he would not be able to afford paying both his rent where he lived and a monthly mortgage payment and wouldn't be able to start the purchase process then, but would start the purchase process in October instead when he planned to move in with Carly. Before Reggie moved in an ex-friend offered to rent a room in the house from Carly and pay her despite sub-letting being clearly stated in the lease agreement as prohibited. Carly so "generously" offered to pay us some of the amount that she was paid. The agreement fell through and the friend did not stay in the room. I'm not exactly sure why he chose to do things the way he did, but Reggie didn't start the purchase process at all until after he had moved and quit his job, meaning the only source of income he had to show to a mortgage company was the monthly stipend from the government, which even with a veteran's loan doesn't work as proof of income. When he moved in, rent increased to $1000 a month, which is still under value for the size of the home, and a brand new rental agreement was written and signed stating that if they had not started the buying process to purchase the house from us by mid-April of 2024 that we would not be renewing the lease nor would we work with them on month-to-month rental options, as myself and my husband are completely and totally over this mess. We also stated in the rental agreement that we were not going to list the house for sale as a sign of good faith to allow Reggie and Carly first choice on the house to buy it. Here's a rapid fire list of things that have happened since October. Reggie paid the $750 that Carly owed to me in back rent. Carly and Reggie informed us at some point either late November or early December that they would not be buying the house as the repairs required amounted to more than $50k. I don't know where they got this number, as I have budgeted on multiple occasions to redo the flooring and it would be less than $15k to redo the entire house, nor would repainting cost more than a few thousand, or the bathroom remodel, as they intended to do the work themselves. (We repaired the major damage in the bathroom recently for less than $500). They could not acquire rental housing due to having three cats and will indeed be staying in the house. We informed them we are not renewing the lease and reiterated our reasoning. I made the mistake of telling Carly what we owed on our mortgage and they turned around and offered us $50k to buy the house from us, less than 1/3 the market value of the house if we sold it "as is". We politely declined and then promptly when home and screamed into pillows. They have repeatedly told Tia that they are "desperate" for money to the point of debating setting up a Go-Fund-Me, all the while Carly has gotten 2 brand new tattoos in the past year, and has an international trip she has paid for in full that she is going on at the end of March and Reggie has still not acquired even a part-time job. We emergency installed a water heater that Reggie paid for that I will have fully paid back by the end of March. Carly quit her job and now the only income they will have after the end of this week is Reggie's military stipend. Carly nonchalantly stated that we would "have to renegotiate rent" for this month and next month. There will be no negotiations. She made a bad decision and will have to live with the consequences of her actions. The most recent thing she did was text me two days ago asking if she could pay me in food for this month's rent. Knowing her, the amount she will pay will amount to only a couple meals and maybe $75 in groceries instead of the roughly $500 that they will owe (I owe Reggie roughly $500 left to pay off the last bit of the water heater). Is there a housing or zoning requirement in Marion County for residential properties to have washer-dryer power connections?
I've been talking to a friend of mine whose dryer broke recently. She was shopping for a new one and, in the course of conversation, she mentioned that she didn't have 220W power in her rental. Years ago, I worked in housing programs and seem to recall that this might have been required by local zoning restriction or something. But I don't remember exactly. I was renting a vehicle on turo and the host seemed friendly until I got a damage claim for a shoe scuff mark on the driver side. They claimed I was in a collision and decided to run the claim through Turo instead of contacting me directly. To preface this, I rented another vehicle from the same before this but had to return it because I couldn't extend (my car was getting serviced and I still needed the rental). I ended up renting another vehicle since he had so many (he owns a rental company/lot, which I didn't learn until I picked up the car). The last day I wanted to extend, he told me he would be leaving the country for a couple days, but he would lower the rate so I could get a deal. I didn't know why I couldn't return it the next day honestly. His brother is the one who processed the first rental so I thought I could've returned it to anyone at the lot, but nevertheless, I rented the car for the extra few days. When I returned the car, I forgot to gas the vehicle so I asked the host if I could reimburse him instead. He gassed it himself, sent the invoice, I paid it. Cool. Next thing I know, I get an email from Turo stating that the host is filing a damage claim. Now I'm confused because I got into 0 collisions, didn't even curb the vehicle, absolutely nothing. They claimed I got into a collision and the result was a shoe scuff mark.... I disputed the claim. They came back a couple days later saying the damage would cost me $135.60 + $150 processing fee. ??? I had removed my Apple Pay from my phone etc in case they would attempt a payment. Not surprising, they attempted within a day. Next, they send me an email saying they've sent my claim to collections. I told the agent I would try to discuss with the host (he said this would be the only option to avoid paying this fee). He said it would still need to be approved in order to move forward. This morning, another day or two later, I get an email from Turo saying there are supplements. There were additional damages found after "taking the vehicle apart to make repairs". Mind you, the first report said "buff & inspect light black marks buff", so why the car needs to be taken apart makes no sense to me. Now my new amount owed is $571.72.... If this quote makes sense to ANYONE, please let me understand how that is possible? I didn't hit anything when I was in the vehicle. I'm unaware of my foot accidentally scuffed the side when I was entering/exiting the vehicle. I was talking to the host outside of the app prior to returning the car. Plus, he drove the vehicle after I returned it and before he took the photos. At this point I feel like letting them take it to collections because I did absolutely no wrong. I don't trust turo or the host honestly. Not sure what to do... any advice would be really appreciated. TLDR: host says I was in a collision and the result was a shoe scuff mark. do you provide things like cable, power, wifi, washer dryer for your rental house for your tenants?
Trying to see what people do with their rental houses. Do you pay for water, gas, electric, cable, wifi, do you provide the washer and dryer, things like this. And then you charge this into your rental fee. You can write all these expenses off, right? [Landlord Canada-BC] Include a washer / dryer in basement suite rental ?
First time landlord here. Own a home with an existing bachelor suite. Victoria/BC Considering renting a bachelor suite without a washer / dryer. So currently I am living in the basement, planning on moving upstairs. The bachelor suite does not have a washer and dryer, and the current house washer dryer is currently in my part of the basement where I sleep, so don't want tenants in my space. So should I Rent out the suite without a washer/dryer. I get less money, I get less options on tenants as I think most suites in our area include a washer dryer. Move current washer/dryer into a shared area, I think I might have one area which could potentially accomodate a washer/dryer potentially although might make the area more cluttered/use of space potentially that could be used for a dining area or sitting area for the tenant. Space is limited Look at installing a rental washer/dryer in kitchen area of bachelor suite Install only hookups and power and let the tenant buy one if they want one. Bully Landlord gets it in the end.
Edit - TL;DR at the bottom My first husband was a not very nice man. For 6 years I was belittled and basically a baby-factory for him. He was a fantastic father, but a horrible husband. After he finally got his 'heirs' I was then treated even worse until I finally 'woke up' and decided to leave his ass. This revenge story is NOT about him. I just had to set the scene. I moved out from the house, taking just my clothes, the car (4K value, no more) and the computer. I had nothing, stayed at a GF for a couple weeks before I was able to line up a crappy town-house with roommates. I had no furniture, and my bed was a cat-pee-smelling free couch I was able to score. I wound up having 3-4 jobs with one of them being full-time and once a week I would not even be able to sleep a night between jobs (meaning having to stay up for almost 48 hours). Now, fast forward one year. My divorce was finalized and I had fulfilled my year's lease for the townhouse. By this time from all my hard work, I had furnished the home, my bedroom and my kids' room when they would be with me for visitation. The Scum-Bag Landlord (will just call him SBL) was a nice-ish landlord during the time of my tenancy and I was a good tenant, never being late with my rent. Although I had roommates, I was the sole name on the lease. SBL would show up often, with some guise that he had to work on something like plumbing tests or whatever excuse he could come up with just so he could be all creepy and hang around trying to converse with me with mild sexual undertones that made me quite uneasy at times. FINALLY the lease was fulfilled and I was now onto a month-to-month contract to which at that time I was ready to move out of this crappy townhouse, and found a great house in the mountains nearby and I was simply thrilled now that I had got my feet on the ground and can afford a bit better than slum-living. My Lease stated that I had to give one month's notice in order to move out. Unfortunately I was able to get the house I was to move into for the next month... only 3 weeks away. I sent an email to SBL stating that I intend on moving out at the end of this month (in 3 weeks) and he can try to find another tenant. but I did state that IF he didn't find a tenant, I would still fulfill my legal obligation and pay next month's rent. Within one week (2 weeks before I was move out) he emailed back and stated that was very generous of my offer but he was able to find a new tenant for the beginning of next month and I would be off the hook. He even tipped his hand by stating that he already collected a deposit from them. Now, something happened within a couple days after that which was no fault of my own, nor my roommate's. The townhouse came with it's own appliances (fridge, oven etc) including a clothes washer and dryer on the main level. My roommate had put a load of laundry in and went to the living room to have a nap. He awoke to find that the washer had malfunctioned with the sensory switch which never stopped the water fill stage... and there was an inch of water in the kitchen and living room!!! He splashed through the water to turn off the washer and called me to come and help deal with this. I was just getting off of work and I whipped home to assess the damage. it. was. bad. There was standing water on top of the living room carpet and a good inch of water in the whole kitchen. I called SBL and told him the issue. By the time SBL showed up, I had already got most of the standing water out with the help of my roommate and friends that showed up with shop-vacs. SBL didn't seem too upset, which was surprising for me and had an appliance repair man had come to look at the washer. The repairman even said "yep, here's the culprit" and showed how the dial would stick on the fill stage and wouldn't click over to the agitate stage. after replacing the dial and lubricating the whole deal, he left. The next week was chaos as I was busy trying to pack and SBL had insurance guys in assessing and workers taking out the carpet and cutting 2 feet worth of the lower drywall of the whole main level. The day of the move, though I was still supposed to be there for a couple more days, SBL had let himself in as movers were moving out my stuff with a camera going around taking pictures of everything. I honestly thought that it was for his insurance claims etc. I actually felt bad for SBL (I'm too nice) and told him that I would not ask for any of my deposit back, and he responded in front of the loading crew and my roommate "Thank you, that's very generous of you". We parted ways and I thought that was that. I was wrong. Two weeks into my new home location did SBL showed up on my doorstep with a summons to appear in arbitration because he was SUEING ME! WHAT???? on what grounds??? He stated it's all in this paperwork and handed me a manila envelope with 18 pages of everything he was charging me with. All including photos (now I know why he was going around taking pics). Nickle and diming me on everything from a bent Venetian blind (that was like that when I had moved in) and some scuffs on walls, etc etc. but then he ALSO wanted me to pay his insurance deductible and that following month's rent!!! He claimed that the tenants that he had lined up backed out at the last minute (claiming that they didn't think the place wouldn't be ready in time with the new drywall and paint and so on), so he still wanted me to pay that month's rent. REALLY?? Fuck. This. Shit. I knew I was more than generous of giving him my whole deposit and then for him to come back and sue me for thousands?? He was not only claiming the damages caused by the flood, but improvements he needed to do that should never be or have been my responsibility in the first place. EVEN CRACKS in the living room wall that was from the building settling.... HOW SHOULD I BE RESPONSIBLE FOR THAT??? Even new lighting, faucets etc... All mainly on the accusation that I was negligent. I wasn't going to have that. I know is was a slummy townhouse complex and most of his tenants were on welfare, and maybe he could got away doing this with others, but not me. No Way! I had just got out of a marriage that made me feel insignificant and had horrible self-esteem, but now I had my dignity and felt strong for the first time in a long time. No way was I going to let any more SHIT happen to me without my doing something about it. I had 10 days before the date of my arbitration meeting. I immediately got to work, first getting a signed deposition from the very repairman that had showed that day stating that the appliance was quite in need of maintenance work and the last time he had done ANY maintenance for him was almost 5 years before. From thoroughly reviewing my rental contract, and local laws, SBL is obligated to have all appliances maintained/services EVERY YEAR. I had also talked to some of the other tenants and had heard that this wasn't the first time SBL had sued tenants after the fact. I hunted them down and got sworn statements from them also. Unfortunately for them, they didn't know what to do and mostly didn't show up at arbitration hence SBL winning by default. NO WAY I WAS NOT GOING TO LET HIM DO THIS TO ME. I then drew up a rebuttal to each and every claim he had, including photos from the year+ that I had lived there,, printed out all my email correspondence and even convinced my ex roommate and one of the movers that heard my interaction with SBL about him stating how "generous" it was of me letting him keep my whole deposit (which was a significant amount) to come. DAY OF ARBITRATION... I dressed up in my power-suit and with my ex-roommate and worker in tow, showed up at the meeting. Now, in Canada, arbitration is not held in a court room per se, but it still held AT the courthouse in a conference room with a judge. We had one hour with this judge. Since SBL was the plaintiff, he got to go first with his case. He spent over 40 minutes going over everything and I sat quietly until he finished. Once he finished, I then hauled out the rebuttal in multiple copies, handed to the judge, to SBL and anyone else that wished to have one and I quickly went over each point. SBL was irate, and interrupted almost every second sentence I spoke. I would pause the moment he would start talking and say sweetly "I was quiet and polite during your time to present your case, I hope you grant me the same respect". SBL started to get red in the face, ESPECIALLY when I got to the deposition of the Maintenance worker for the appliance. I included with that the tenancy/landlord act sections pertaining to appliance maintenance and stated that this was the only record of maintenance that had occurred, and unless he can come up with more recent records from perhaps another company, it was over 5 years since anything had been looked at. With my defense, I had also then countered that I would like my deposit back, and my day's pay from work since I had to take that day off to go to this meeting. The judge then made his statement, and I will always remember this for the rest of my life. He stated that first, he was very impressed of my presentation and that I obviously have a good handle on things and can tell that my nature is of kindness and respect especially with photos of how I had the town house furnished and clean and pride in whatever home I would live in. Bottom line.... Not only did I win my case, I wound up having SBL owing my over 80% of my deposit back, including interest. SBL's face was PRICELESS. The judge then proceeded to tell SBL that they will be reviewing again all his previous filings, and if there was enough evidence of harassment, he would be reported to the board of landlords and tenants. I don't really know if anything came out of that. Now.... I walked away that day feeling on top of the world. Completely justified and he got a taste of his own medicine. BUT... it didn't stop there. OH NO. Knowing that this guy has a history of suing tenants... I printed up my final results (and judge's signature) and gave a copy to each and every tenant in that complex. I wanted to warn everyone his practices and to keep notes, photos etc so that he couldn't do that to them. But I didn't stop there... He still now owed ME money (he he) and I asked repeatedly for the payment. he never responded. He had until a certain day to pay me back my deposit, and on that day I had gone to his house (I looked up his residence under public records as he is a landlord and had to file under a certain address) and knocked on the door. He didn't answer, though I knew he was home. I rang the bell a few more times, and knocked loudly. he then turned his house alarm on, which at first startled me, but quickly turned to humor seeing how much of a pussy this bully turned out to be. I then yelled out loud enough that I am not going anywhere. He yelled out, "get off my property or I will call the police!!!" OK... no problem. I got off the property, but camped out on the front sidewalk. I had a fold-up chair, a cooler with water and sodas, a few sandwiches and all my paperwork with me. I was set to stay there forever. I then would tell anyone that would walk by (already there were some people there from the house alarm fiasco) about how I was a tenant and wrongfully sued me and that I have a claim against him and he now owes ME money. I let anyone look at the paperwork just to back up my claim. The police DID SHOW UP! they first went to talk to SBL and he was claiming that I was harassing him, slandering him and wouldn't leave his property. I was on public property (sidewalk) and it isn't slander if it's true, of which I had all my court-signed paperwork to back me up. I wasn't disturbing the peace, I was simply and quietly seated outside his home and just talking to neighbors about his actions. He was out YELLING that I need to leave, and I quietly stated that I would be happy to leave once I am paid that he was legally obligated to do by that date. I was not going to leave before I got money in my hand, and I was more than willing to stay there and tell anyone that would listen to me why I was camped out. The police stated I wasn't doing anything wrong, that it's public property, I wasn't disturbing the peace and it isn't slander if it's true. Finally after an hour of SBL yelling on his front lawn at the policemen (and at me, of course) did his wife come out with money. She handed the money to the police, of which in turn handed the money to me, and signed off documenting final payment was complete. I sweetly smiled, thanked the police deeply, and went home. I have no idea what ever happened to SBL, and if he is still pulling shit like this on others, but I hope that I helped put the fear of god in him that he just can't screw with people because eventually it will come and bite him in the ass. Sometimes, nice guys (or girls) finish last.... but with patience, they finish with a WIN! ​ ​ TL;DR(I see comments that I didn't have this in, so here it is.. sorry about that) friendly-creepy slum-lord could have walked away with my $$ but instead he pushed too far with the wrong person and wound up owing (and being OWNED) instead! :P ​ EDIT - Thnx everyone for the awards and upvotes!
