I'm trying to enter the following into Karl's Mortgage Calculator (https://www.drcalculator.com/mortgage/) - Remaining balance on mortgage: X - Payment of a lump sum: Y - Monthly payment: Z (say €1,200) Then I want to see what the difference is when interest rate is 2.9% vs 2.25% Not sure where X, Y and Z go I think X is Principle... does Y go into "Downpayment" or under the Extra tab??

what is your loan to value?  And how did Nationwide come to the idea that the mortgage would be cleared prior to completion?   fyi if it isnt cleared prior to completion your borrowing amount on the affordability calculator will have to cover both mortgage balances

I'm still confused here. Are you trying to decide between a 15 and 30 year mortgage? Look for a drawdown calculator if you want to carry the mortgage into retirement.
