So I’ve been thinking about getting into affordable real estate investing, but I’m still a bit hesitant. From what I’ve researched, it seems like there are ways to invest without needing to be a millionaire. But how realistic is it for someone just starting out with limited funds? Have any of you had success with affordable real estate investing and what was your strategy? I’m looking for something that doesn’t require me to take on a huge risk. I'm a retiring real estate investor and I wish I took a different strategy in portfolio.
I'm retiring at 57 and I've done great but I could've done better. I focused on a working class to middle class real estate portfolio and I should've focused on a portfolio aimed at the rich. Let's face it: the top 10% of earners in America control 67% of the country's wealth. I focused on providing middle income housing but my friends that focused on high-end real estate did way better than me. Once you get in high-end communities the high prices don't really matter to buyers. My buyers were always cost sensitive. Real estate investing with no capital, is it possible this way?
Let’s say you go to the bank wanting to buy a house, the bank helps you to buy the house you want for 300K. You are now paying mortgage monthly for let’s say 2 years straight total of 72K so far. The house value goes up to 500K, you sell the house for 500K the bank gets the remaining 228K and you get 272K minus the 72K you paid so you get 200K return. You start with 3K as monthly payment, and now you have 200K. Making money off real estate is unethical
Making money through real estate, by accumulating dozens or hundreds of units, is fundamentally unethical. For context, I live in Canada. Prices here have skyrocketed to the point where entire generations are locked out of ownership. Landlords holding “hundreds of doors” aren’t just investing, they’re controlling a basic human need (shelter) and extracting immense profit from it. When you profit by inflating something people must pay for to survive, that’s not ethical entrepreneurship. I’m not saying small-scale ownership (like renting out your basement) is the same as hoarding. Prices can’t sustainably outpace wages forever. At some point, either people can’t afford to live, or the bubble collapses. I'm a failed real estate investor. Here's what I learned:
I just closed on the sale of my last investment property, and I'm officially "out of the game". So I thought I'd share what I learned and what I should have done differently. My story is very common: high income, high cost of living area, property here is crazy expensive, want to diversify, etc. I started looking for places to invest. After a couple failed attempts and about six months of research into cities I decided on a Midwest city. I flew out there and met a property manager and realtor (business partners) and eventually bought 2 duplexes. I was super excited to start my real estate empire! I ran the numbers hundreds of times. The rents were almost double the payments. What could go wrong? Then reality hit. There was always something happening with the properties. Always. Sometimes big stuff like the AC breaking. Stupid stuff too. Every time the PM sent someone it would be another $200-300 out of my pocket. We had two evictions (across 4 units total) and unit turnover was 10k every time, and that's after I pushed back on most of the stuff the PM insisted on "fixing" (like replacing a shower head that worked just fine. why?!). Good months, I got 80% of the rent I had been counting on in those spreadsheets I spent so much time on, but there were a lot of months where there was nothing coming in. So what does it mean when you have a mortgage on two properties with no money coming in? Risk. How long can you remain solvent? The properties were supposed to be net positive, instead I never even bothered putting them in the income section of my budget sheet because it was so unreliable. I realized that I have no stomach for the degree of risk that comes with increased debt. I once thought that I would buy one property per year. I can easily afford the down payments. But each one is another amount that becomes a tighter noose around your neck if / when the tenants don't pay. I sold my first property after the tenant got evicted. I sold the most recent one after I had a dream that covid caused the economy to crash to 2008 levels and it lost half its value. I just don't have the stomach for that level of risk. Lessons learned: Do not invest out of state unless you have multiple, personal connections that have worked with the property manager in the past. I still don't know if they screw me over or if I got unlucky with the properties/tenants. I suspect it's a bit of both. They certainly padded the to do list when turning the units over by at least 50 percent. I was charged $400 to haul away the debris after one turnover. Get a separate property manager, realtor, and attorney with no connections to each other. You need checks and balances. Understand how much risk you can stomach. Know yourself. I have a "F U you money" amount of savings in cash because I'm just inherently not a very risk taking person. You don't want your investment to keep you up at night. Talk to the PM before signing anything on what the process is to end your relationship with them if things go south. Document it. This one is kinda random but if you're trying to keep your investment a secret from family, put it in an LLC. Wholesale vultures called my estranged father trying to get him to sell them his property! Which was just great when I purposefully didn't tell anyone about the investment to keep my financial situation under wraps. So, in the end, I'm a failed real estate investor. Due to property appreciation I basically broke even on one property and made maybe $20k on the sale of the other, so it was just a colossal waste of time for the number of trips across country, all the transaction fees, etc. Hope this was useful info for someone. HONG KONG (AP) — A Hong Kong court ordered China Evergrande, the world’s most heavily indebted real estate developer, to undergo liquidation following a failed effort to restructure $300 billion owed to banks and bondholders that fueled fears about China’s rising debt burden. “It would be a situation where the court says enough is enough,” Judge Linda Chan said Monday. She said it was appropriate for the court to order Evergrande to wind up its business given a “lack of progress on the part of the company putting forward a viable restructuring proposal” as well as Evergrande’s insolvency. China Evergrande Group is among dozens of Chinese developers that have collapsed since 2020 under official pressure to rein in surging debt the ruling Communist Party views as a threat to China’s slowing economic growth. But the crackdown on excess borrowing tipped the property industry into crisis, dragging on the economy and rattling financial systems in and outside China. Chinese regulators have said the risks of global shockwaves from Evergrande’s failure can be contained. The court documents seen Monday showed Evergrande owes about $25.4 billion to foreign creditors. Its total assets of about $240 billion are dwarfed by its total liabilities. “It is indisputable that the company is grossly insolvent and is unable to pay its debts,” the documents say. About 90% of Evergrande’s business is in mainland China. Its chairman, Hui Ka Yan, who is also known as Xu Jiayin, was detained by authorities for suspected “illegal crimes” in late September, further complicating the company’s efforts to recover.
