Bay Area cities crack down on RV living, pushing homeless residents across borders
People who live in cars and RVs throughout the Bay Area are moving between cities as crackdowns on street encampments ramp up, a trend that pushed Oakland officials to adopt a new policy speeding up tows over concerns the city is becoming a “destination” for displaced residents. Advocates for homeless people and some experts are horrified at the regional crackdown. Margot Kushel, a physician and UC San Francisco researcher who leads the largest study of homelessness in the U.S., said Bay Area cities are competing in a “race to the bottom” to pass stronger restrictions on encampments than their neighbors. The consequences are disastrous for those priced out of the housing market, she said. When forced to move repeatedly, residents often lose shelter, critical paperwork and medications.Outreach workers can’t find their clients. And doctors lose touch with patients, driving worse health outcomes in a population already at risk. Laura Eldridge, 61, raises her arms in exasperation while a San Jose Police officer over sees the towing of the trailer she lives in as the city continues to clear homeless encampments in San Jose, Calif., on Wednesday, Dec. 10, 2025. (Shae Hammond/Bay Area News Group) “You would hope there would be some better way to handle this than treating people as something to throw out and push away, as opposed to our neighbors,” Kushel said. The scale of homelessness in the Bay Area is massive. The most recent estimates clocked 9,500 homeless people in Alameda County and 10,700 in Santa Clara County, most commonly living in vehicles. It’s also fluid — one city’s crackdown may push residents across borders. RELATED ARTICLES Jury awards $17 million to daughters of homeless California man fatally shot by police San Jose teen hopes to increase flow of information about menstrual health ‘Cruel’ and ‘irresponsible’ federal cuts jeopardize homelessness services in Contra Costa, officials say San Jose launches sweep of the ‘Jungle,’ last major homeless camp in city Young Alameda County adults get new shelter in Hayward “If we don’t act, we risk becoming a destination for displacement from other cities, and that is indeed happening,” Patricia Brooks, chief of staff to council President Kevin Jenkins, said at a council meeting. A San Jose Police officer looks inside a trailer that is prepared to be towed in San Jose, Calif., on Wednesday, Dec. 10, 2025. (Shae Hammond/Bay Area News Group) Brooks said crackdowns in San Jose and San Francisco inspired Oakland’s new policy, which will go into effect this summer. Mountain View led the region, adopting citywide restrictions on RVs in 2020; enforcement began two years later. After months of intense debate, the Oakland City Council passed a new policy on April 14 to accelerate the removal of cars and RVs on city streets. In a major change, Oakland will no longer consider vehicles as encampments — allowing enforcers to tow vehicles with less notice to occupants, who will have weaker rights than people living in tents. Far more homeless people live in vehicles than in tents in the East Bay city. The Supreme Court paved the way for the regional crackdown with a landmark 2024 decision allowing cities to pass camping bans even without shelters available. That decision is reshaping the rules in California, home to almost half of the nation’s unsheltered homeless people. Gov. Gavin Newsom has pressured cities and counties to clear camps faster and find solutions to homelessness, but without regular state funding. For Newsom and a growing chorus of local officials in the Bay Area, including the Oakland City Council, efforts are long overdue to return public spaces to community uses and better manage public health and safety issues associated with some camps. Early adopters In San Jose, officials passed rules to cite and arrest homeless people who decline offers of shelter and directed workers to aggressively clear camps, including an ongoing operation to dismantle the last major homeless community in the city. An RV sits parked on Asbury Street at Columbus Park on July 28, 2025, weeks before the city of San Jose is set to begin clearing the large homeless encampment. (Devan Patel/Bay Area News Group) Mayor Matt Mahan has also overseen efforts to break up congregations of RVs and carve no-parking zones, towing vehicles if occupants don’t move by deadlines. City data shows the vast majority of people move before enforcers seize their vehicle, said Colin Heyne, a spokesperson for the Department of Transportation. The results? Some neighborhoods are getting a break from communities of vehicle-dwellers, but inhabitants have described “nightmare” scenarios of forced relocations with no place to go. “We feel this approach has balanced the need to clean up locations and provide relief to neighborhoods while respecting the needs of unhoused residents,” Heyne said. In San Francisco, officials last fall debuted a two-hour parking limit on oversized vehicles, unless residents can prove they’ve lived in the city for a year. “We had far too many RVs on our streets,” Mayor Daniel Lurie said in a social media post this month. “Families living in really terrible conditions.” The city has towed more than 350 RVs since November 2025, according to El Tecolote newspaper. Most of their occupants were left without housing, the newspaper reported, but some successfully moved indoors through a city program. Oakland’s new rules Although inspired by other cities’ crackdowns, it’s unclear how much Oakland will enforce its new, tougher policy. Cupid Alexander, the city’s new homelessness policy chief, said in an email that the Oakland Police Department and Department of Transportation are drafting procedures. Alexander took the Oakland job this month after working as San Jose’s deputy housing director. The policy keeps some protections for people living in RVs and cars. The city must “attempt to identify” shelter space before towing away someone’s home, Alexander said. Kelly Thompson, who has been homeless for more than seven years, talks about his experience living in his RV at a homeless encampment at 24th and Campbell streets in West Oakland of Oakland, Calif., on Wednesday, April 29, 2026. (Ray Chavez/Bay Area News Group) “I can understand the city wanting to thin out some of the RVs,” said Kelly Thompson, 78, who has lived in a camper for years in Oakland. Many are “junkers that don’t run” and clog city streets, he said, especially in the West Oakland neighborhood where he lives now, up against an industrial lot. “But they’re shelters for people,” Thompson said. In that neighborhood, near Mandela Parkway and 14th Street, dilapidated RVs line whole city blocks. Where people haven’t yet set up camp, businesses block the sides of streets with tree trucks or concrete bollards to keep them away. Around the corner from a strip of dozens of RVs, Henry, a retiree who declined to give his last name, worked in the garden of the house where he’s lived for 60 years. “I’d like to see the city just move these folks,” he said. A biker rides past a line of RVs parked at a homeless encampment on Poplar Street in West Oakland, Calif., on Wednesday, April 29, 2026. (Ray Chavez/Bay Area News Group) Henry said the RVs attract drug dealing and prostitution, and when thieves steal the copper wires from the street lights in front of his home, he blames camp residents. “No sanitation, no nothing,” he said. “They can do almost anything they want, and the cops don’t come. It’s sick that the city is putting off policing the area.” As they wait to see what the new policy will mean for Oakland, advocates note the city has already experimented with tougher crackdowns. Oakland Mayor Barbara Lee and her predecessor, former Mayor Sheng Thao, both ramped up sweeps, temporarily clearing streets in some neighborhoods but pushing residents into others. This winter, officials admitted in an interview with this organization that two years of intensive clearings didn’t reduce the number of camps. Officials describe a city overwhelmed by need. More people become homeless in Oakland each year than those who find homes, and budget issues recently forced officials to close shelters — including one for 30 residents in RVs. submitted by /u/orangelover95003 to r/bayarea [link] [comments]

I want to start living full time in an RV. What should I know first?
Me and my partner want to buy an RV and live in it full time. We think it’ll be cheaper than renting an apartment, but we’re aware it requires a bit more work. It’ll just me and her (no children and no pets) and we’re also hoping to travel to different states with it often. We haven’t bought it yet but theres a specific one we’ve been looking at. A 2003 Newmar Kountry Star for $9,000 on marketplace. Post says it’s in good condition and has a new battery. We also plan on hauling our actual car on the back of it when traveling. What should we know? Side question, whats a good website to find RV lots to stay at? submitted by /u/haruhifujioka07 to r/RVLiving [link] [comments]

the full-time RV living saves money narrative is misleading most people who are considering it
I see it everywhere - posts about escaping rent, beating the housing market, living on $1,500 a month. And for a specific kind of person in a specific situation, it's true But the full picture: campground fees for full hookups in decent locations are $800-1,400/month in most of the country. Add fuel costs when you move, RV payments if you're financed, insurance designed for full-timers, accelerated maintenance from full-time use, and the unexpected repairs that hit harder because your home is also your vehicle The people saving real money are mostly boondocking heavily, already own their rig outright, or live in regions with cheap long-term sites. For everyone else, the math is closer to break-even with a modest apartment - with significantly more complexity This isn't an argument against the lifestyle. It's a genuinely great life. But the financial case deserves more honesty than it usually gets. What does your actual monthly cost look like? submitted by /u/StavrosDavros to r/RVLiving [link] [comments]

Thinking about switching to full time RV living, what do you wish someone had told you before you started?
Hey everyone! Long time lurker, first time posting here. So I have been seriously considering making the jump to full time RV living for about 6 months now. I have done a lot of reading and watching videos but honestly the more I research the more questions I have. My situation is that I work fully remote so the job side of things is sorted. I am single, no kids, just me and my cat. I am so tired of paying rent every month for an apartment I barely enjoy and the idea of waking up somewhere new whenever I feel like it genuinely excites me. I have been looking at Class B vans and smaller Class C units because I don't want anything too big to drive and park. But I honestly don't even know if that is the right call for a beginner. Some things I keep going back and forth on, How do you handle mail and your address situation legally? Is one solar panel + a battery bank actually enough for everyday use? What do full timers do about healthcare and insurance? Do you ever just get lonely or burned out from moving around a lot? I am not looking for anyone to talk me out of it or into it, I just want to hear honest real experiences from people who actually live this way. The good stuff AND the hard stuff. What is something you really wish someone had warned you about before you started? Or something that surprised you in a good way? Any advice honestly appreciated. submitted by /u/Feeling_Lake9303 to r/RVLiving [link] [comments]

10 years RV living, AMA.
So, at first we moved it around for work and then we gave our up our house because my MIL needed it. It's a 43' Forest River Sandpiper. 2 bedroom, 1 bath. Currently on our land. The extra room is storage now, because our son moved away. You will see that we the heat and the ac we use now. The stuff it came with was horrible. We're in Texas, so those things might be different for you. The cover was done by a pro and the cost was the same as the pre-fab crap. submitted by /u/Auquaholic to r/RVLiving [link] [comments]

AITA for not letting my sister and her kids live in my RV?
My sister is currently going through a divorce and will be moving out of their family home. My husband and I have a very nice fifth wheel RV that we bought a year ago and it is financed, so there is a monthly payment. We use it 1-2 times per month and we have reservations at different places every month for the next six months. My sister asked if she and her kids could move into it temporarily. She is aware that we have several reservations all of which would need to be cancelled if I were to let her move in. I asked if she would be willing to pay “rent” since we have a monthly payment, and if she were living in it, we wouldn’t get to use it all. It is also on our property, so there would be the added expense of additional electricity being used as well as propane. She argued that I should let her move in for free and that charging her rent would be taking advantage of her when she is in a vulnerable position. Her reasoning was “I don’t feel like paying rent right now and I have a lot going on”. I finally told her no and that I wasn’t okay with her living in it for free. It’s unfair for my husband and I to pay for something that is ours that we won’t even get to use for the next several months. Also, she and her children are not very neat, don’t take care of their things and I’m afraid they would destroy our RV (I didn’t mention this to her though). Now, she’s not speaking to me and said that I’m greedy and unwilling to help. So, AITA? submitted by /u/Central_perk_05 to r/AITAH [link] [comments]

Has anyone tried living in an RV on land you own and gotten caught?
And if so what happened? I’m hoping to do the thing where you live in a trailer while building a house. I’m aware I could apply for a temporary dwelling permit. The issue with that is that the fees to connect to sewer and water are ~30,000 and I’m hoping to put off that expense. Edit, adding info for clarity: the temp housing permit requires sewer and water, that’s why I mentioned that expense. (I should have included that in the original post, I didn’t think of it.) I don’t have the cash on hand to connect the sewer and water and could save for it faster if I wasn’t paying rent elsewhere. submitted by /u/DustProfessional3700 to r/RVLiving [link] [comments]

First month living full time in my RV , here’s what I’ve learned so far
I finally did it , sold my apartment, downsized my stuff, and moved into my RV full-time. It’s been just over a month now, and I’ve already learned more than I expected. Storage space disappears faster than you think. I thought I was ruthless about downsizing, but I still overpacked. Leveling is an art. I’ve had a few “rolling out of bed” mornings before I got it right. Boondocking is addictive. There’s something so peaceful about waking up in the middle of nowhere with no neighbors except the birds. The biggest surprise? How quickly this place started feeling like home. Sure, there are challenges , finding water, dealing with weather, and figuring out where to park next , but the freedom is worth it. Any tips from the more experienced full-timers here? I’m especially curious about your favorite boondocking spots and must-have gear. submitted by /u/CookArtistic3827 to r/RVLiving [link] [comments]

I bought land and will live in a RV!
Hello!! I made a few posts under my old name about doing stocks, my car getting stolen, and wanting to buy land and maybe doing a commune type of living 😂😓 maybe a few might remember me? Anyways, I’m back and I finally bought the land I’ve been talking about. It‘s only 6 acres, outside of houston, in a hazard zone(like a flood zone but not can flood every 100 years) got alot of poison ivy I’m taking care of and more, but its mines! I won’t do the commune thing but my lease ends this month and I’ll be living in an RV until I build a barndo or house. I’m thinking about maybe doing a yt channel, start a garden, and get chickens ; so If anyone have tips and tricks please let me know. I’m currently in the process of getting permits and such for my septic. I plan of cleaning that pound out eventually and stock it with fish. Where the gazebo is at, the RV will go along side it since it has an outlet port to it. I eventually also plan to kinda do off living……but mainly like solar since I for a well installed. I‘ll keep everyone posted and I hope more BW keep buying land. I’m seeing more and more of us become land owners and I really love this for us!! submitted by /u/Competitive-Gear-494 to r/blackladies [link] [comments]

[TX] Make it make sense: Employer saying I am a "security risk" and I must move because I live in an RV park.
I am an office clerk. I do some data entry, reception, answer phones - the regular Friday stuff. I do not have access to sensitive company or client info. I come in on time, keep my head down... basically do as I'm told. I like this job; it's easy, pays well and the hours are good. Two weeks ago I was called into my manager's manager's office (yeah, it's one of those places) and told I had lied on my application. Pardon? In what way? I did no such thing. According to these two, I did indeed lie as I had not disclosed the address of my residence. I asked, Why would you need to know exactly where I live? I gave my mailing address. I don't work from home, don't plan to. I have a mailing address for privacy and safety reasons. They still want my exact address of where I live. I say I'll have to ask my lawyer about it and dodge the requests (No, I don't have a lawyer...). Two days ago, I was brought in to the boss's boss's office again. My boss is looking smug. My boss followed me home from work. Boss's boss is horrified and appalled that I live in gasp a trailer park. Um, no. Its an RV park.. and quite a few of the rigs there cost as much as a freaking house, madam. But this won't do. Its a security risk If I would like to keep employment, I must move to an apartment or home in thirty days, or they will have to let me go. So! With all of that, what recourse do I have?? Do I bring this up with HR and scream lawsuit, or just give my notice and watch out better for waving red flags next time? submitted by /u/DagnySezAgain to r/AskHR [link] [comments]

What's actually so bad about living in an RV?
With rent for a 1-bed apartment in my area hitting $2500/mo I'm seriously considering living in an RV. Van life is a bit cramped for me but an RV... it's basically a studio on wheels. My lifestyle is that I basically go home from work and play video games every night, and I could totally get a gaming PC set up with internet service and solar power for ~$3k entry fee and maybe $50/mo. Throw in an extra $100/mo for other utility-based expenses like gas for cooking, etc. The only things I'd be worried about are 1. Where to park it legally, and 2. It getting broken into. I'm paying $1250/mo to rent a room so if I bought an RV for $10k it would take 8 months to reach a savings. Would it really be much worse than my current standard of living? submitted by /u/DoNotEatMySoup to r/NoStupidQuestions [link] [comments]

Stop living in RVs
RV Tech here. Been doing this longer than most. Seen the Colds of Canada to the Sun of the South and Rain beyond belief. RVing Full time is an absolute waste of money unless you have money and lots of it to prep your RV for Conditions, Pay for Repairs and Afford the Costs of Sites and Fuel. If you cannot do this then you are in effect homeless and broke with your RV that is deteriorating rapidly. You are failing miserably when you should've invested in a house or even an apartment. At this point you found this post to prove that you failed and wasted valuable time and money. Want to live on the beach find a house on the beach. Want to see the sites, drive in a car or fly there and stay at a hotel. You will thank me when your initial investment was going to cost you tens of thousands over the life of your RV versus using that same money to just fly or drive there and stay at a hotel. Easy Breakdown - RV $20,000-100,000+, Site Rentals $75+ per night and Fuel $100+ per tank Propane (in winter 10-30 gallons per week) (average for MH maintenance per year is around $4-5k) For Trailer/fifth wheel $1-3k)). Yes there is maintenace that needs to be done. Now take that same $20,000-100,000 That is 4-20 Cruises on a cruise ship 4-20 trips to Europe 4-20 weeklong stays at a mountain lodge 4-20 pick anything around $5,000 Now all the savings from maintenance, fuel and site and it's a no brainer. Now rent a place for $2k a month and find travel deals for $3k. You just bought yourself 6-30+ trips wherever you want to go. RVs are not a good investment unless you find the diamond in the rough, you are extremely handy and you know where you can camp for free or for a small park fee for a few weeks a year during the summer. That's it. Van Lifes call me all the time for repairs. RVers from all over call me all the time for repairs. Do yourself a favor and stick it to the industry until they actually build a complete product worthy of withstanding 4 seasons 120 degrees to minus 20 degrees with no leaks or repairs for 5 years Guaranteed (much like our automobiles) Good Luck! submitted by /u/Relative_Grab2904 to r/RVLiving [link] [comments]

I am a Swedish Americana artist that live full time off my music. I tour in the U.S about 6 months every year and have been trough 47 states so far in my RV.
Hi I’m Sofia Talvik. I’m a Swedish artist and songwriter. My music is Americana/Folk based. I started touring full time in the end of 2011. I had a two year Visa for the U.S. I bought an big old RV in Florida (where RVs go to die), and with only 3 months of shows booked ahead I went on the road for one and a half year booking and traveling my way cross 37 states at the time. Now I’m on my third Visa and have been trough 47 states. Now I do about 180+ concerts every year divided between Europe and the U.S. Edit: I’m signing off but will answer a few questions when I have time. Music Store Here’s a short summary of some of the most common questions: I haven’t been to Alaska, North Dakota & West Virginia. Idaho and that area is my favorite place in the U.S. I usually play smaller listening type of venues like small theaters, listening rooms, concert series and house concerts. If you want to find out where I’m playing next, you can track me on Bandsintown and get updates when I play in your area: Bandsintown Here are my social links: Facebook Instagram YouTube Proof: My Instagram page posting a screen shot of this intro: https://instagram.com/sofiatalvikmusic submitted by /u/sofiatalvik to r/IAmA [link] [comments]
